For small spot work in an isolated room with proper containment and negative air, occupants can often remain in unaffected areas. For whole-home or ceiling-wide work, and anything connected to the HVAC system, the containment zone must be unoccupied until clearance passes. We'll tell you straight at the estimate.

Under Colorado Air Quality Control Commission Regulation 8, Part B, suspect asbestos-containing materials must be sampled and analyzed before disturbance unless the owner assumes the material is asbestos-containing and proceeds accordingly. Testing is almost always the cheaper path. For lead, an EPA-approved test is required for any RRP work in pre-1978 housing.

Standard homeowners policies typically exclude asbestos, mold, and lead remediation as maintenance. Coverage is more likely when the contamination is exposed by a covered peril — a burst pipe, fire, vandalism, or storm damage. Call your carrier first; we'll provide the documentation your adjuster needs.

A single popcorn-ceiling room takes one to two days of on-site work, plus the 10-working-day CDPHE notification window for asbestos. Whole-home popcorn removal is typically three to five days on site. Mold remediation timelines depend on the affected square footage and drying requirements. Commercial scopes vary widely; we'll commit to a written schedule with the estimate.

For your own primary residence in Colorado, you can legally do limited work yourself under specific conditions — but for friable asbestos, the regulatory exposure, equipment cost, and disposal restrictions usually make DIY a worse deal than hiring a licensed contractor. Any paid contractor doing the work for you must hold a CDPHE GAC certification.
